Façade

Half-foot-thick ceramic façade, externally finished with SATE (render + 8 cm thick rock wool insulation) and internally clad with plasterboard over galvanised profiles, with rock wool insulation.

Window and door frames are aluminium with thermal break and double low-emissivity glazing with an air chamber and laminated glass on both sides.

Structure

Structure

The structure consists of columns, shear walls and solid reinforced concrete slabs.

Some structural elements are left exposed in parts of the basement and upper floors, such as columns and staircase and terrace ceilings.

Kitchen equipment

  • Wall and base units with laminated shelves and drawers.
  • Worktops, splashbacks and side panels in 12 mm-thick Dekton compact porcelain.
  • Integrated dishwasher.
  • Stainless steel sink with single-lever mixer tap.
  • 75 cm-wide integrated fridge.
  • Oven column with electric steam oven and microwave.
  • Induction hob with telescopic extractor hood.

Bathroom equipment

  • Shower screen with fixed laminated glass panels and safety glass door.
  • Mirror (60 × 140 cm) with LED lighting above.
  • White enamelled ceramic washbasin, 60 cm wide, with single-lever mixer tap.
  • Extra-flat shower tray (Stonex-type mineral-resin composite), slip-resistant, flush with the floor, with thermostatic shower column.
  • White enamelled ceramic WC with soft-close seat and lid.
  • Wall-mounted oak bathroom cabinet, 20 mm solid wood, matt varnish finish.
  • Tiled shower walls.

Systems and installations

Heating, cooling and comfort

  • Aerothermal system for heating, cooling and domestic hot water.
  • Split-type air-to-water heat pump with internal hydraulic unit (hydrokit).
  • Underfloor heating and ducted air conditioning.

Ventilation and sanitation

  • Individual kitchen extraction via 150 mm galvanised helical ducts to roof level.

Electrical and energy installations

  • Electrical installation according to ITC-BT-10 of the Spanish Low-Voltage Electrotechnical Regulation (REBT), with high electrification level.
  • Mechanical ventilation (single-flow, humidity-regulated) in kitchens and bathrooms.
  • Separate networks for rainwater, greywater and sewage.
  • Plumbing for cold water and domestic hot water.
  • Photovoltaic energy production with roof-mounted panels and inverter in each staircase.

Energy certification

  • Energy rating A in the design phase, based on CO₂ emissions and energy consumption, ensuring a sustainable and efficient home.

Other

  • Data network: Category 6 cabling with sockets in all rooms except bathrooms.
  • Telephony: dual line input and points in all rooms except bathrooms.
  • TV: terrestrial and satellite antenna, with sockets in all rooms except bathrooms.
